Before You Need It: The What-If House

Walk through a fictional house and find the questions worth asking a licensed agent.

    Bathroom

A little drip upstairs. A bigger surprise downstairs.

Select a detail in the scene to read what it raises.

Three words that decide the claim

Sudden: water that escapes all at once, like a burst pipe or a broken hose. Most policies are written for this.

Gradual: water that seeps or drips over weeks, months, or years. Many policies do not pay for damage that builds up this way.

Hidden: a leak nobody could see, inside a wall, ceiling, or cabinet. Some policies treat it as sudden once it is found and reported promptly. Others do not.

Questions you may want to ask your licensed agent

    • How does my policy treat a sudden plumbing leak compared with a slow or hidden one?
    • Are there any time limits, conditions, or exceptions for hidden water damage in my policy?
    • How does my policy handle repairing the pipe, getting to the pipe, and repairing the damage the water caused?

That explains the situation. What does your policy say?

A CoverageDecoder report takes your answers, and your policy if you upload it, and explains, without the insurance jargon, what it addresses, what it limits, what it leaves out, and what you pay first. Your questions for the agent come written, with an email ready to send.

Works for homeowners, renters, condo and townhouse owners, and first-time buyers. No policy yet? The report works from your answers alone.
